the Continental

No name, no brand, no building. Now a waiting list.

the Continental — Naming, brand, web & lease-up marketing

The Continental is Tsionas Management’s luxury student housing development at 65 S. Chapel Street, steps from the University of Delaware. Ryan James Agency was brought in before it had a name, and stayed through lease-up — the second Tsionas property we have taken to market, after 2000 Penn.

Student housing is usually sold on proximity and price, which is why so much of it looks interchangeable. The positioning went the other way — that student housing should not feel like a compromise. We named the property, built the identity around a classic serif wordmark and a navy palette that reads closer to a hotel than a dorm, and carried it from the website through to the tri-fold brochure and the signage on the garage and the Club House doors.

From there it ran as a full lease-up campaign: website, paid media, digital, print, experiential and ongoing social media management, all pointed at a leasing calendar that does not move. A student housing building either fills before the academic year or it does not. The social program turned the amenity list into a format rather than a brochure dump — a numbered Perks series that gave the study lounges, the fitness center and the bike storage each their own post, alongside copy-led work written for students rather than their parents. It went from empty units to a waiting list.

We also worked inside the client’s leasing software alongside their leasing team, so the marketing and the lease-up management were reading from the same numbers rather than meeting at the end of the month. Campaign spend could be moved against what was actually being signed.

Step into the future of student living

Because student housing shouldn’t feel like a compromise. With style, substance and community at its core, the Continental is more than a place to live — it’s a place to thrive.
